Despite its eye-watering £15,000,000 price tag, the future buyer of Palace House, once known as the former St Mary's Rectory for Lambeth University, won't be able to move into their new abode straight away. The six-bed, six-bath, five-floor mansion is nestled by Archbishop's park, Lambeth, with amazing views of the park and the River Thames, which is just behind the house. Although it has a 'shell and core' so far with large bay windows and grand ceilings, the home still needs a fair bit of work. However it does give future owners the perfect opportunity to add their own touch to the finishing details – and there are plans for exciting features such as a 15-seater cinema, nine-metre swimming pool and steam room. Once finished, the grand entrance will bring guests into a raised ground floor, flowing into a formal drawing room overlooking the large garden to the rear. The classic and modern style will give an elegant, formal reception space with an adjoining dining room. Meanwhile the master bedroom will be very spacious with light flooding in through the bay windows framing the park to the rear. A former London university hall has gone up for sale after being turned into a private home, but there’s one little snag… the property isn’t actually fully finished yet.

The security hub, utility room and plant are also located there.

Finally in the main house, the studio space comprises a galleried library with a lower floor perfect for a private home office or billiards room.

On the west side of the carriage driveway sits ‘the coach house’ containing a three car garage, above which a separate staff annexe is located with two bedrooms and open plan kitchen living room.

The home is marketed by Rightmove for £15,000,000.
