One of the best ways to find your dream home is to build it yourself but that takes tons of time and effort right? Well, it might take a fair amount of effort from planning to fruition, but there are plenty of ways you can save time, as you will see below…

Plan Like a Pro (Because Winging It Doesn’t Work)

We know what you’re thinking: planning is the boring bit. But trust us, a solid plan is the foundation of a smooth build (pun absolutely intended). Start by working with a reliable architect who understands your property vision —and don’t hold back on the details. Want a secret pantry behind the fridge? Say so. Dreaming of a skylight big enough to rival the London Eye? Speak up. The more detailed your plans, the less likely you are to face delays later because your builder had to guess whether you wanted Victorian chic or modern minimalism.

Topographic Surveys: Your Secret Weapon

Here’s the thing about building a house—you need to know what’s lurking beneath the surface. A topographic survey maps out your land, showing you slopes, boundaries, and any pesky underground surprises (like tree roots or hidden cables). Skipping this step might seem like a time-saver, but trust us, discovering a buried treasure chest (or worse, a drainage nightmare) halfway through the build is not the drama you want. Get it done early, and you’ll save yourself endless headaches later.

Pre-Order Materials (Before Everyone Else Does)

Picture this: you’re halfway through construction, and the builder tells you the tiles you picked are out of stock until… next year. Sound like a nightmare? It is. Avoid it by ordering key materials early, especially for things like flooring, windows, and fixtures. Yes, it might feel a bit weird to be buying doorknobs before the walls are even up, but future you will thank you when everything arrives on time and in perfect condition.

Make Decisions Early and Stick to Them

We get it—choosing between fifty shades of grey paint can be paralysing, but indecision is a build’s biggest time thief. Changing your mind halfway through construction might seem harmless (“Actually, let’s move that wall two feet to the left”), but those little tweaks can snowball into massive delays. Make decisions early, and unless it’s absolutely critical, stick to them. And remember, Pinterest is your friend—until it overwhelms you with ideas.

Hire the Right Team

The people you hire will make or break your timeline, so don’t settle for the cheapest quote without doing your research. Look for builders, contractors, and surveyors with glowing reviews and a track record of delivering on time. A great team will communicate well, work efficiently, and maybe even crack a joke or two along the way (because who doesn’t need a bit of humour when the roof doesn’t go on as planned?).

Stay Flexible (But Not Too Flexible)

No build ever goes 100% smoothly—there will be hiccups, delays, and the occasional moment of “why did I sign up for this?” The trick is to stay flexible and roll with the punches without losing sight of the bigger picture. If a particular material is delayed, be open to alternatives. If the timeline shifts slightly, remind yourself that perfection takes time. But also know when to put your foot down if something feels unnecessarily dragged out.
