The studio in Clapton, which is smaller than the average parking spot, has been newly-renovated but is so small that there is no kitchen barring a single microwave, tucked into a shelf – with a mattress chucked on top. There's also a fold-out table in the living space that could fit two people – if neither person needed to move around – and a small sink. The separate wet room is a bit more generous but you'll have to shower next to the toilet (sit-down showers could be a plus though?). While there isn't a whole lot to see inside the flat, there is plenty to explore in the surrounding area. The first floor home is part of a period conversion within walking distance of Chatsworth Road and Lower Clapton Road, where you can find cafés, bars and restaurants, as well as some independent shops. Hackney Marshes, South Millfields Recreation Ground and Millfields Park are also within close proximity. As for transport, there are several Overground stations including Hackney Downs, Hackney Central, Homerton and Clapton, offering easy access to Central London. Being auctioned off on 15 February, the studio is a leasehold with 995 years remaining, including a £400 ground rent and £500 service charge per annum. The bidding, taking place through MyAuction, closes at 4pm on 16 February and those interested are recommended to review the legal package before placing a bid.
